  • The ENGIE Group as another tenant of the Bobrowiecka 8 office building

    Spectra Development, the developer of the Bobrowiecka 8 project in Warsaw’s Dolny Mokotów district, signed a lease agreement for approximately 1,000 m² of office space with ENGIE, a member of an international ENGIE Group (previously GDF Suez).

    In Poland, ENGIE delivers effective and innovative solutions. Its services cover contractor and building maintenance services, renewable energy sources, energy and natural gas sales, purchase and consumption optimisation using advanced digital technologies. It supplies its customers with energy in the form of heat, electricity and gas. It provides maintenance and investment services with regard to district heating and power supply infrastructure. The company actively operates in the public-private partnership market.

    Jan Woźniak, Managing Director at the ENGIE Group in Poland, does not hide the fact that during the process of selecting the most suitable office building for his company a long list of parameters was analysed. “We decided to choose the Bobrowiecka 8 office building for many reasons. In addition to modern, high quality office space, designed with the comfort of employees in mind, the key advantage is its location which facilitates contacts and communication between the ENGIE Group companies located in this area. We will apply one of ENGIE’s latest solutions in the world, in front of the building we will install charging stations for electric vehicles, which can be used by tenants, but also by other drivers of electric vehicle.”

     We were also convinced by the investor’s cultural activity, which through the exhibition of works of art in common areas, contributes to higher efficiency and creativity of employees. What was very important for us was good communication with the right-bank part of Warsaw, as well as the proximity of the city centre. What we also found important was the prospect of improving public transport in this area of Warsaw, including the announced tram line connecting the Western Railway Station with Wilanów and the already commenced construction of the Czerniakowska-Bis Street,” adds Jan Woźniak.

    “The Bobrowiecka 8 project meets the needs of modern organisations, such as ENGIE. Timeless architecture and excellent location are the main advantages of our project. We are currently in advanced talks with potential further tenants for whom the functionality and flexibility of office space and the unique character of the Bobrowiecka 8 building add value for their business image and improve the comfort of work of their employees,” said Dariusz Sokołowski, the President of the Management Board of Spectra Development.

    The Bobrowiecka 8 office building is located in the Dolny Mokotów district between Sobieskiego Street and Czerniakowska Street, which is a part of Wisłostrada, one of the city’s trunk roads, which guarantees excellent connection with all districts of Warsaw. The Bobrowiecka 8 office building offers nearly 22,000 m² of office space and more than 2,400 m² of retail space. The modern class A office building has six above-ground storeys, and the area of a typical floor is approximately 4,000 m². The project offers an option of unrestricted arrangement of space, green relaxation zones in the form of an art garden in the atrium of the building and a square between the Bobrowiecka 8 and Bobrowiecka 10 buildings. Future tenants will also have access to an underground, two-storey car park with 501 parking spaces. The developer also provided numerous amenities for tenants – a conference centre, a café and a restaurant, as well as a fitness club. The building has received a BREEAM pre-assessment certificate since 2016, and the full BREEAM certification will be confirmed after the completion of the office building, which will take place in autumn 2017.

    Spectra Development intends to complete the Bobrowiecka 8 project according to its original concept of “culture embedded in space”, which provides for the presence of art in the workplace. This idea has already been successfully implemented in the neighbouring Bobrowiecka 6 office building, where the works of many outstanding Polish contemporary artists are exhibited. The intention of the Bobrowiecka 8 project is that the planned artistic activity will not be limited only to the interior walls of the office building, but will also extend beyond the building, creating a new identity of the district. The cultural centre is intended to be the Garden of Art in the atrium of the building, where works by young Polish artists will be displayed.

    The general contractor of the building is Hochtief Polska S.A. The architectural design was provided by a design studio JEMS Architekci Sp. z o.o.

    CBRE, a real estate agency, serves as the sole commercialisation agent for the building.
