  • Bobrowiecka 8 rented in 80%

Spectra Development, the company delivering the office block of Bobrowiecka 8, has signed another rental agreement, thus exceeding the 80% level of the building commercialisation. The group of tenants has been joined by the Chimney Poland. The company will move into the new office in the first quarter of 2019.

‘Exceeding the level of 80% of commercialisation of Bobrowiecka 8 is very good information for us, foreshadowing the upcoming completion of the implementation of this project. It also means that our project objectives, variety of premises and flexible finish meet the expectations of the growing group of tenants choosing our building for the new location of their companies. Currently, we are at the stage of negotiations pertaining to the last vacant premises with other potential tenants,’ says Dariusz Sokołowski, President of the Board of Spectra Development.

The Chimney Poland is a modern post-production house, specialising in the Digital Intermediate technology and special effects for the purposes of television and film productions. The company has rented nearly 1,000 m2 of office space, on the first floor of Bobrowiecka 8 office block. The premises are now being finished and arranged. The removal of the Chimney Poland from its present headquarters into the new place is scheduled for the end of Q1 2019.

The timeless architecture and advanced technological solutions which guarantee the highest comfort of work are the distinguishing features of Bobrowiecka 8 on the market of office blocks in the capital city. There are 25,000 m2 of class A office and service area. In cooperation with the Starak Family Foundation, following their own concept of culture inscribed in the urban space, the building is an exhibition venue for the work of young Polish artists. The Bobrowiecka 8 office block is located in Warsaw’s Dolny Mokotów district, by the entrance onto the route of Siekierkowski Bridge, thus guaranteeing perfect communication with the other districts of the capital city.

The venture, along with the adjacent buildings of Bobrowiecka 6 office block and Bobrowiecka 10 apartment block, is part of an urban complex designed by the JEMS Architekci studio. The complex is characterised by a wide array of services. In the building at 8 Bobrowiecka there are already: a dining venue and a physical rehabilitation centre; soon there will be a fitness club and a canteen. On the ground floor of the neighbouring Bobrowiecka 10 apartment block one can find two chain grocery stores and two restaurants: one with healthy food and another with home-made dinners, as well as a bakery. In the nearest future more openings are planned. Thanks to the constructed complex of buildings the area has been significantly changed: not only are more amenities added to increase the comfort of everyday life but, first and foremost, the area has gained an architectural jewel full of unique works of art as well.

Bobrowiecka 8 was created according to the principles of sustainable development, BREEAM certification programme and the system of building modelling – BIM. Spectra Developer is the investment developer, Hochtief Polska is the General Contractor. The tenant was represented during the negotiations by Kancelaria Brochocki, while the Lessor was advised by the CBRE agency.
