  • Spectra Development completed the construction of the Bobrowiecka 8 office building

    Nearly 22,000 m² of class A office space, more than 2,400 m² of retail space and over 500 parking spaces in a two-storey underground car park – all this and even more is located in the recently completed Bobrowiecka 8 office building. It is the third building comprising the unique urban setting – the Bobrowiecka Complex – located in the Dolny Mokotów district in Warsaw.

    “Bobrowiecka 8 is an address that combines the highest quality with a unique location. For our tenants, not only the quality of the building is important, but also its uniqueness, which here is ensured by the presence of top quality art, which will accompany them every day. At present, finishing touches are made to the arrangement of the space leased by the first business tenants, who will soon move into the building. We are also in advanced talks with further potential tenants who are interested in leasing the available space,” said Dariusz Sokołowski, the President of the Management Board of Spectra Development.

    The Bobrowiecka 8 building offers nearly 22,000 m² of quality office space and more than
    2,400 m² of retail space. The floor area of a typical floor in this six-storey building is approximately
    4,000 m². Spectra Development’s project is characterised by timeless architecture and advanced technological solutions, which guarantee the highest comfort of work. The office building features
    suspended ceilings, raised floors, air conditioning, as well as tilt windows. Tenants who choose to lease office space in the building will also be able to freely arrange it. The tenants will have access to underground, two-storey car park with 501 parking spaces. Bobrowiecka 8 is a comprehensive office building that offers its tenants and their employees something more than just floor space. “Advanced talks are held with potential operators of the canteen, a clinic and a fitness club. Our goal is to launch new services at Bobrowiecka Street, that’s why we intend to further expand the range of possibilities,” added Dariusz Sokołowski. In accordance with our original concept of culture embedded in space, in cooperation with the Starak Family Foundation, works of art by young Polish artists will be exhibited inside the Bobrowiecka 8 building, in the courtyards and in a special Art Garden. The building is surrounded by carefully designed landscaped areas.

    “I am very happy that the Bobrowiecka 8 building has already obtained the occupancy permit and that it’s there, ready for us to admire it. It took only 18 months to complete the office building, which was a major challenge for us. The project was carried out as scheduled and to the highest standards according to BREEAM guidelines,” said Tadeusz Blecha, Head of the Warsaw Branch, Hochtief Polska.

    The class A office building has a convenient location in the Dolny Mokotów district, just at the entry to the route leading to the Siekierkowski Bridge. This guarantees a very convenient connection with all Warsaw districts, both by car and public transport. What is important, the local infrastructure is currently being added, as Czerniakowska-Bis Street is under construction. The accessibility of public transport will soon be improved thanks to a new tram line to Wilanów.

    The office building is located between Bobrowiecka 10 and Bobrowiecka 6 buildings, complementing the urban Bobrowiecka Complex. All buildings forming the complex – the Bobrowiecka 6 and Bobrowiecka 8 office buildings, and the Bobrowiecka 10 apartment building, were designed by the renowned design office JEMS Architekci and carefully matched to the surrounding architecture in Sielce.

    The Bobrowiecka 8 building was built in accordance with the principles of sustainable development and BREEAM certification. The developer and manager of the project is Spectra Development, while its general contractor was Hochtief Polska. CBRE, a real estate agency, serves as the sole commercialisation agent for the building. To date, agreements for lease of space in the Bobrowiecka 8 office building were signed by CEDC International and Engie Services.
