One of the office spaces in the Bobrowiecka 8 building was awarded in the “OFFICE SUPERSTAR” competition in the “Best office in Warsaw” category. The competition selects the best offices that create a friendly work space and use modern, but also practical interior arrangements. The tenant of the awarded space is Polpharma Biologics. The interior was designed by Trzop Architekci and Colombe studio. The competition is organized by the CBRE.
The space rented by Polpharma Biologics at Bobrowiecka 8 was awarded in the “OFFICE SUPERSTAR” competition in the “Best office in Warsaw” category. Polpharma Biologics has been renting 379 sq m of space on the first floor of the Bobrowiecka 8 building from September 2020.
The awarded space – although very attractive and high, rectangular in shape – was a challenge for interior designers due to the columns located in it. The task was entrusted to Trzop Architekci studio and Colombe studio. The award proves that the Polpharma Biologics office in the Bobrowiecka 8 building was designed with attention to the smallest details and in a way that makes it a harmonious and pleasant place with a good working atmosphere.
Bobrowiecka 8 together with the Bobrowiecka 6 office building and the Bobrowiecka 10 apartment building form an urban complex in Dolny Mokotów. The entire complex was developed by Spectra Development and designed by JEMS Architekci studio. The buildings received titles and awards in prestigious competitions: Bobrowiecka 10 in 2021 in the “Modernization of the Year & Construction of the 21st Century” competition received a distinction in the “Residential facilities” category, Bobrowiecka 8 was awarded as the Office Space Market Investment of the Year in 2018 in the Prime Property Prize competition, and Bobrowiecka 6 was awarded in the prestigious Phaidon Atlas of 21st Century Architecture.
The Bobrowiecka 10 apartment building was awarded in the jubilee XXV edition of the “Modernization of the Year & Construction of the 21st century” competition! Bobrowiecka 10 received an award in the “Residential buildings” category. This is one of the competitions with the longest history in the industry, which has promoted the most interesting achievements of Polish builders for 25 years. Bobrowiecka 10 is a residential investment carried out by Spectra Development.

By the decision of the “Modernization of the Year & Construction of the 21st century” competition Jury Bobrowiecka 10 was awarded in the “Residential buildings” category. The National Construction Competition “Modernization of the Year & Construction of the 21st century” has been organized for 25 years by the Association for the Protection of the National Material Heritage and the publisher of the Polish National Building Magazine ROM-DOM. The aim of the competition is to promote the most interesting achievements of Polish builders in the field of modernization, renovation and adaptation.
The Bobrowiecka 10 residential project, together with the Bobrowiecka 8 and Bobrowiecka 6 office buildings, creates an attractive and functional urban space that introduces a new quality to the district. The urban complex was designed by JEMS Architekci studio. The award received by Bobrowiecka 10 complements the collection of previous titles for the office buildings. In 2018 Bobrowiecka 8 received the title of Investment of the Year in the Office Space in the Prime Property Prize competition, while Bobrowiecka 6 was awarded in the prestigious Phaidon Atlas of 21st Century Architecture.
The apartment building was developed by Spectra Development in Dolny Mokotów. The investment counts 123 regular and high standard apartments. The property is distinguished by original green areas with a nature monument – Olsza Czarna – integrated into one of the two courtyards.

Making it to the finals, Bobrowiecka 10 is one of 87 nominated projects in the competition. The building is in the running for the award in the residential buildings category. This year marks the 25th edition of the competition, which promotes the most interesting achievements of Polish builders.

Bobrowiecka 10 has been nominated for the main prize in the “Modernisation of the Year & Construction of the 21st Century” competition in the residential buildings category. The building is also in the running for a special prize, awarded by internet users in a poll. The National Building Competition “Modernisation of the Year & Construction of the 21st Century” is organised for the 25th time by the Association for the Protection of National Material Heritage and the publisher of the National Building Magazine ROM-DOM. The competition aims to promote the most interesting achievements of Polish builders in the field of modernisation, renovation or adaptation. In the 25th edition of the competition, the “Modernisation of the Year” and ” Construction of the 21st century” awards will be granted in each category in three levels of recognition: Title, Distinction and Special Award. Internet users will also indicate their favourite in a special online poll, in which votes are also being collected for Bobrowiecka 10. The competition runs until 22 September and will be decided during the Gala.
The Bobrowiecka 10 apartment building, developed by Spectra Development in Dolny Mokotow, is part of an urban complex designed by JEMS Architekci studio. Together with the office buildings Bobrowiecka 8 and Bobrowiecka 6 it creates an attractive, functional and full of space urban tissue introducing a new quality in the district. The Bobrowiecka 10 investment comprises a total of 123 high-standard apartments and flats. The property is distinguished by i.e. cosy development, original greenery with a natural monument – the Black Alder – integrated into one of the two courtyards. The building also has eight commercial premises, an underground car park with 154 parking spaces, storerooms as well as 24-hour security and a monitoring system.
Spectra Development, a member of the Polish Association of Developers, has become involved in an initiative organised by the PZFD to build the largest house for insects. The developer has joined the campaign by erecting two insect hotels in the area adjacent to the Bobrowiecka 8 office building.
“Taking care of the ecology and supporting the functioning of the ecosystem in cities is extremely important. This is why we joined the action organised by the PZFD. I am glad that insect hotels will join the eco-friendly solutions we implemented earlier in the Bobrowiecka 8 office building,” said Dariusz Sokołowski, President of the Management Board of Spectra Development
The Bobrowiecka 8 office building is characterised by its timeless architecture and advanced technological solutions, which guarantee the most comfortable working conditions. The investment provides 25,000 sqm of A-class office and service space. The building was constructed in accordance with the principles of sustainable development, and apart from the BREEAM certificate at the “Excellent” level, it is distinguished by the BIM modelling system used during its construction. In the office building, which is an exemplary example of ecological thinking, many ecological solutions have been applied. One of these is an energy-saving and cost-saving VRV system that recovers heat from the server room to heat domestic water, eliminating the need to use district heat to heat water. In addition, infrared washbasin taps have been installed to reduce water consumption, and cyclist-friendly solutions have been installed in the form of bicycle racks and changing rooms with showers for cyclists. Meanwhile, a charging station for electric vehicles – EVBox from Businessline with a power of 22kW, owned by one of the tenants of the office building, ENGIE Group, was installed near the investment.
A well-thought-out concept of integrating architecture with greenery was used to realise the office building, the introduction of which into the building’s surroundings is supported by a multitude of advantages for the building, the environment and its users. Greenery can be found around the development and in the inner courtyards of the building, which also serve as an Art Garden. The vegetation found at Bobrowiecka 8 includes tall birch trees, shrubs and low-growing greenery.
The Bobrowiecka 8 building is the youngest of three projects in the Bobrowiecka Street urban complex. In addition to the office building, it consists of neighbouring buildings – the Bobrowiecka 6 office building and the Bobrowiecka 10 apartment building. The whole project was designed by JEMS Architekci studio, creating a coherent complex which significantly increases the attractiveness of Dolny Mokotow.
