The Bobrowiecka 8 office building has received the BREEAM Final certificate on “Excellent” level. The certification with a rating of 72.4% was awarded in full “Fully Fitted”. Obtaining one of the world’s leading environmental certificates confirms the highest quality of the investment, which in 2016 received the BREEAM Interim “Very Good” pre-certificate. The office building was developed by Spectra Development as part of the Bobrowiecka Complex.
Obtaining the final certificate with a higher rating confirms the highest standard of Bobrowiecka 8, which is a sustainable office building that guarantees its users better working conditions. Already at the design stage, we wanted the building to meet the BREEAM requirements, which was confirmed by the pre-certificate. We have also worked hard to obtain a higher grade in the final certification, which positively distinguishes Bobrowiecka 8 from other certified office buildings – says Dariusz Sokołowski, President of the Management Board of Spectra Development.
The Bobrowiecka 8 office building is characterized by its timeless architecture and advanced technological solutions that guarantee the highest comfort of work. The investment is 25,000 sq m of class A office and retail space, with commercialization exceeding 96.5%. The building was built in accordance with the principles of sustainable development, and apart from the BREEAM certificate, it is distinguished by the BIM modeling system used during its construction. The office building, which is a perfect example of thinking about ecology, uses many pro-ecological solutions. One of them is the energy-saving and cost-effective VRV system that recovers heat from server room for domestic water heating, eliminating the need to use district heat to heat up water. Additionally, infrared basin faucets limiting water consumption were used, cyclist-friendly solutions in the form of bicycle stands and changing rooms with showers for cyclists were installed. On the other hand, a 22kW EVBox businessline electric vehicle charging station, owned by one of the tenants of the office building, ENGIE Group, has been installed near the investment.
During the construction of the office building, a well-thought-out concept of integrating architecture with green areas was used, the introduction of which into the building’s surroundings is supported by a multitude of advantages for the facility, the environment and its users. Greenery is present around the investment and in the internal courtyards of the building, which also function as the Garden of Art.
The Bobrowiecka 8 building is the youngest of the three projects included in the urban complex at Bobrowiecka Street. In addition to the office building, it is made up of adjacent buildings – the Bobrowiecka 6 office building and the Bobrowiecka 10 apartment building. The entire complex was designed by JEMS Architekci studio, creating a coherent whole that significantly increases the attractiveness of the district.
BREEAM is a multi-criteria certification system for commercial buildings. In Poland, apart from the LEED certificate, it is the most frequently used system. The entity that carried out the BREEAM certification for the Bobrowiecka 8 building was Sweco Consutling. The developer of the investment is Spectra Development, and the general contractor was Hochtief Polska. CBRE was responsible for the leasing process, while Tauber Promotion for Public Relations.
