The construction of the Bobrowiecka 10 apartment building in Warsaw’s Dolny Mokotów district has been completed. The building received a final occupancy permit. The first residents will move into their new apartments very soon. The apartment building developed by Spectra Development is viewed by the market as one of the most attractive projects located in this part of Warsaw.
The high standard Bobrowiecka 10 project, designed by the renowned design office JEMS Architekci, is highly valued by architects, property market experts, and by clients, who praise the intimate building, recognising its numerous advantages.
“I bought an apartment here because of the location, among other things. The place is only 4 km from the centre of Warsaw, which will allow me to get to work quickly. I also love the works of art in the Bobrowiecka Complex and the black alder natural monument, located in the inner courtyard of the apartment building. The ample greenery is also a great advantage – right next door there are allotment gardens and the Sielecki Park. Not much further away there are the Morskie Oko and Royal Łazienki parks. I was also positively surprised by the quality of finishing of the apartment and common areas,” said Adrian Włodarski, a resident of Bobrowiecka 10.
At present, apartments are being delivered to residents and final landscaping work is done around the building. Apart from the black alder, the greenery is truly extensive.
The ratio of apartments sold in Spectra Development’s project is 70%. However, the developer still has an interesting selection of apartments to sell. These are one-room studio apartments with a floor area ranging from 30 to 39 m², two-room apartments both with a smaller area of approximately 43 m², as well as comfortable apartments with an area of 63 m². Similarly, the offer of three-room apartments includes both compact apartments and those with a more spacious room layout, with a floor area in the range of 59–78 m². We still have available a few of the last ones left, unique on the Warsaw property market, two-storey apartments facing two directions of the world, with an area of up to 130 m².
Spectra Development’s project will be of particular interest to all those who are looking for new apartments ready to be moved into almost immediately without having to wait many long months for construction completion.
“Now is a great time to buy apartments in the capital, both for yourself and as an investment. In accordance with the reports prepared by REAS, the previous year was record-breaking for developers. In Warsaw, approximately 16% more apartments were completed and offered for sale than in 2015. This means that today the market is more competitive, which translates into lower prices of apartments year on year,”[1] summarised Krzysztof Kołakowski, Sales Office Manager for Bobrowiecka 10.
The building at 10 Bobrowiecka Street accommodates 117 high standard apartments. Residents can use an underground car park with 154 parking spaces and storage rooms. Security is ensured by a 24/7 monitoring system, including cameras, security staff and video intercoms. On the ground floor there are eight retail units that will improve the comfort of everyday life of the residents.
“Bobrowiecka 10 is our next residential project in Warsaw. As we have extensive experience in delivering luxury projects for demanding clients, we decided to execute a project in the segment of high standard apartments. We are very happy to see the completion of the construction on time. We have no doubt that the available apartments will meet the expectations of even the most demanding clients. Bobrowiecka 10 is an excellent offer for all those who are interested in buying a new property in an attractive location ready to be moved into almost immediately,” said Dariusz Sokołowski, the President of the Management Board of Spectra Development.
The Bobrowiecka 10 building is a part of the Bobrowiecka Complex, consisting of, apart from the apartment building, the Bobrowiecka 8 office building, which is now under construction, and the already existing Bobrowiecka 6 office building. The entire project is implemented in line with our original concept of culture embedded in space which provides for the presence of art in the place of living and work, which has been made a reality thanks to the cooperation with the Starak Family Foundation.
