The complex of office and residential buildings in Bobrowiecka Street has substantially contributed to the improvement of the attractiveness of this part of Warsaw. The accessibility of modern art and the wide range of services in the buildings has introduced a certain diversity in terms of leisure activities for both local residents and the users of the office buildings. The building complex, which is composed of two office blocks, Bobrowiecka 6 and Bobrowiecka 8, as well as the Bobrowiecka 10 luxury apartment block, has also become an impulse for other developers investing in the neighbourhood.
“The complex in Bobrowiecka Street has breathed new life into this area. Thanks to the closeness of many shops and services both the residents and the office employees have gained the possibility to save time and an easy access to a diversified offer, which up until now was lacking in this part of Dolny Mokotów. The cafés and restaurants located in our buildings are very popular, not only on weekdays but also during the weekend. Thanks to that, the neighbourhood of Sielce has once again become a bustling part of Mokotów”, says Dariusz Sokołowski, President of the Management Board of Spectra Development.
The complex in Bobrowiecka Street is characterised by a wide range of services, which improve the quality of everyday life for the employees working in the surrounding office blocks and local residents alike. In the Bobrowiecka 8 building, the service and commercial spaces that had been leased are being successively opened. The Olimp restaurant and the Green Caffe Nero café, located on the ground floor of the office building, are very popular, both among the tenants and the local residents. In turn, in early April, the opening of Zdrofit – a chain fitness club – took place, an event that had been eagerly anticipated by a large clientele. The Gamma rehabilitation centre located in the building is already open, with private medical facilities situated nearby. They offer, among other things, occupational medicine exams. On the ground floor of the adjacent Bobrowiecka 10 apartment block, there are grocery shops and a bakery, as well as restaurants which offer Italian cuisine and home-style dinners. The opening of new establishments, including a crèche, is planned for the nearest future. Public and non-public schools and kindergartens, a florist shop, a bakery, a launderette, an ATM, as well as a nail salon and a hair salon are situated near Bobrowiecka Street. Very soon, the tenants of Bobrowiecka 6 and Bobrowiecka 8 will be able to use yet another convenience, i.e. a car wash, which will be located in the Bobrowiecka 8 building. A charging station for electric vehicles located on the premises of the complex also attracts great interest.
The Bobrowiecka 8 project, together with adjacent buildings – the Bobrowiecka 6 office block and the Bobrowiecka 10 apartment block – is a part of an urban complex designed by the JEMS Architekci design studio. The Bobrowiecka 8 office building is distinguished by timeless architecture and the use of advanced technological solutions, which guarantee the most comfortable working conditions. The project offers 25,000 m² of A-class office and service space. In cooperation with the Starak Family Foundation, in accordance with the original concept of culture embedded in space, works of art by young Polish artists are exhibited in the office block. The Bobrowiecka 8 building is located in Warsaw’s Dolny Mokotów neighbourhood, just at the entry to the route leading to the Siekierkowski Bridge, which guarantees a very convenient connection with other districts of the capital city.
The Bobrowiecka 8 building was built in accordance with the principles of sustainable development, BREEAM certification and the building information modelling system (BIM). The developer and manager of the project is Spectra Development, while its general contractor was Hochtief Polska. The CBRE real estate agency serves as the exclusive agent for the commercialisation of the office building.
